Terms & Conditions

These Terms & Conditions (“Terms”) govern the use of feranobeach.com and the booking of accommodation with Ferano Beach Apartments (“we”, “us”, “our”). By making a booking or using our website you agree to these Terms, so please read them carefully. These Terms do not affect your statutory consumer rights.

2. Bookings

All bookings are made online through our website and are subject to availability and our acceptance. When you submit a booking you will receive an acknowledgement by email. This acknowledgement confirms that we have received your request — it is not yet a confirmed reservation.

Your reservation is confirmed only after we send you a payment link and the payment has been completed in full. Until payment is received, the selected dates are held provisionally and may be released. You must be at least 18 years old to book, and the lead guest is responsible for providing accurate details and for all members of the party.

3. Prices

All prices are shown in euro (EUR) and are quoted per apartment, per night, unless stated otherwise. Prices include all applicable taxes. The price confirmed at the time of booking is the price that applies to your stay.

4. Payment

After we review and accept your request, we send a secure online payment link by email. Payment is processed in euro through our secure card-payment provider. The payment link is valid for 24 hours, and we send a reminder before it expires. If payment is not completed within this period, the request and the held dates may be released automatically. Once your payment is received, your reservation is confirmed and you receive a confirmation email.

5. Cancellations, changes and refunds

• You may cancel a confirmed booking free of charge up to 24 hours before the check-in date and receive a full refund.
• Cancellations made less than 24 hours before check-in, no-shows and early departures are non-refundable.
• To cancel or request a change, use the Manage Bookings area of our website or contact us by email.
• Approved refunds are returned to the original payment method, normally within 14 days.
• If we have to cancel your booking due to circumstances beyond our control, we will offer you alternative dates or a full refund.

6. Check-in and check-out

• Check-in: from 14:00.
• Check-out: by 12:00 (noon).
• Early check-in or late check-out may be available on request, subject to availability.
• A valid passport or national ID card is required at check-in for all guests, in accordance with Bulgarian guest-registration law.

7. Use of the apartment and house rules

• Maximum occupancy is 4 guests per apartment; the number of guests must not exceed the number stated in the booking.
• No smoking inside the apartments. Smoking is permitted on balconies and outdoor areas.
• No pets are allowed.
• No parties or events are permitted on the premises.
• Please observe quiet hours between 22:00 and 08:00 out of respect for other guests and neighbours.
• Please treat the apartment and its contents with care and leave it in a reasonable condition on departure.
• Guests are responsible for any loss or damage they cause to the property during their stay and agree to reimburse the reasonable cost of repair or replacement. No security deposit is taken, but the lead guest remains liable for any damage.

8. Liability

We do not accept liability for loss of or damage to guests’ personal belongings, or for personal injury, except where this is caused by our negligence and to the extent required by law. We are not responsible for temporary interruptions to utilities such as water, electricity or internet that are outside our control, but we will make reasonable efforts to resolve any issues promptly.

9. Force majeure

We are not liable for any failure or delay in performing our obligations that is caused by events beyond our reasonable control, including but not limited to natural disasters, extreme weather, fire, flood, government action or public-health emergencies.

10. Privacy and cookies

We process your personal data in accordance with our Privacy Policy and our Cookies Policy.

11. Governing law and disputes

These Terms are governed by the laws of the Republic of Bulgaria, and any disputes are subject to the jurisdiction of the competent Bulgarian courts. Consumers resident in the EU may also use the European Commission’s Online Dispute Resolution platform at ec.europa.eu/consumers/odr.

12. Changes to these Terms

We may update these Terms from time to time. The version published on this page at the time of your booking is the version that applies to that booking.
